When a system needs attention

The manometer tells you almost everything. Uneven fluid means the fan is drawing; level columns mean it has stopped and the house has been unprotected for however long it has been that way. Nobody notices the day a radon fan dies, which is why the gauge is worth a glance every few months.

The harder case is a system that runs but never worked. If the original post-mitigation test never happened, or the level came down but not below 4.0 pCi/L, the problem is usually design rather than failure — too few suction points for the slab, or a fan undersized for the sub-slab material. That is diagnosed with measurement, not by looking at the pipe.

From there it is a fan, a repair, or a redesign — how systems are designed in the first place explains which. Service life is measured in years rather than decades, and a fan runs continuously by design. Replacing one is a small job compared with the original installation, because the pipework and electrical connection already exist.

Check the manometer on the pipe — the small U-shaped gauge with coloured fluid. Uneven fluid levels mean the system is drawing. If the two columns sit level with each other, the fan is not running.
